I agree to rent 2 B1ack Skimmer, Sea Pines Plantation, Hilton Head Island

South Carolina 29928 from Cathleen Flood.

I will be arriving and departing On the above dates and agree to pay the total

rental amount of  $________ for my occupancy.  In addition I will deposit $300 per Week

with the owner as a refundable security deposit. Rental and refundable Security are

payable to owner as follows:

a. A reservation deposit of 25% of the total rental amount is required to confirm the reservation.

b. The rental balance plus the $300 Per week deposit is due to the owner 21 days before arrival date.

c. I understand that I cannot occupy the premium until full payment has been received by owner.

d. The security deposit is forfeited if I cancel less than 31 days before occupancy or if any of the following terms and conditions are not met.

I also agree to the following terms and conditions:

a. The security deposit is refundable by mail after departure and after an inspection has been completed and the keys returned.

b. guests acknowledge that 2 Black Skimmer is a private residence and agree to reasonably care for the home, its furnishings and its contents.

c. Guests agree to indemnify owner for any of repair or replacement exceeding the security deposit for property damage caused by the negligence or carelessness of guests.

d. Pets are not permitted

e. Occupancy is limited to 6 persons.

f. Occupancy and use of home and common area shall not be such as to disturb neighboring residents. The owner has the option to terminate the Agreement for disturbance.

g. Guests understand that the telephone usage is toll restricted, there is no charge for local calls but all long distance calls must be made by credit card, phone card or reversing the changes.

h. Owner or owner's agent has the right of entry to in owners property, to make repairs or to perform periodic services at reasonable times and upon reasonable notice, except no notice is required in the event of emergency.

Please refer to the rental fact sheet for general information and rate schedule. Complete the top portion of the agreement, insert the total rental amount in the provided and sign the lease. Please note the reservation deposit must be received to confirm your reservations
